FINAL INSPECTION

Purpose

The purpose of a final inspection from Mahon Services LLC is for our licensed home inspector to conduct a final check of the installation of the home and to ensure all required installation steps are complete. This includes the blocking and tie downs, plumbing connections, final electrical connections, interior close up, completion of exterior features such as skirting and decks/steps and grading.

WHEN TO CALL FOR INSPECTION?

You should call for your final inspection once all work related to the installation of the home is complete. You must call our home inspector for this inspection prior to moving into the home, as it is required for final occupancy approval.

WHAT ARE WE LOOKING FOR DURING THE INSPECTION?

We will be making a final inspection of the entire installation of the home. The following is a list of the main items we are looking for during the inspection, but is not an all-inclusive list:

Home blocking per foundation approved plan

Home tie downs per approved plan

Steps/ Decks installed at all doors and to code

Perimeter support installed where required (ie: exterior doors and openings over)

Can I install my own manufactured home?

Yes but only if the person installing the home owns both the home and the property it is being installed on and the homeowners are going to occupy the home themselves and the home is not located within a manufactured home park.

Are permits required to install a manufactured home?

Yes. Permit are required for any home installed in Ohio and additional permits may be required for homes installed on private property depending on the circumstances.

How long is an installation permit good?

The installation permit is good for six months from the date of issue.

Can I request an extension on my permit?

Yes. You can request a onetime extension for an additional six months.

What are my options if my permit expires?

If your permit is under its first six months, you can request a onetime six-month extension. If the permit is at the end of its extension, you will have to pay a reissuance fee. Then a new permit will be issued.
