The foundation inspection is intended to ensure that the foundation being installed matches the design that was submitted with the permit application. It is also to ensure that the installed foundation meets the sizing requirements for proper support of the home on the site. You should not start any foundation work until you have submitted the manufactured home installation permit application and received the approved permit. If using poured-in-place concrete footings, you need to call for a manufactured home foundation inspection after excavation before the concrete is poured. If forms are being used the forms and any reinforcing steel needs to be in place. If using ABS pads or precast concrete footings you should call for inspection once the topsoil has been cleared and the site prepped for the home before placement on the site. If the foundation already exists, you can call for inspection at the time of application.

There are several types of foundation that are approved for use. The most common being the concrete pier, concrete slab, concrete runner and ABS pad. Additional foundations include crawlspaces and basements.

Pier Foundation

Slab Foundation
The concrete slab is poured-in-place concrete a minimum of six inches thick usually with reinforcing steel or fiber. The slab thickness may vary depending on the soil conditions and load bearing requirements of the home being installed. The length and width usually match that of the home being installed.

Concrete Runner Foundation
The concrete runner is poured in place concrete minimum six inches thick usually with reinforcing steel or fiber. The thickness and width may vary depending on the soil conditions and load bearing requirements of the home being installed. Runners are usually installed the length of the home parallel to the frame but are occasionally installed perpendicular.

ABS pad foundations are the least expensive and are commonly used. This foundation requires the stripping of topsoil from the home location to give a smooth level location for the pads to be placed. This area is usually covered with plastic and compacted gravel to elevate the home from the surrounding grade to promote proper drainage. The pads are placed after the home is positioned. The size of the pad is determined by the soil conditions of the site and the load requirements of the home being installed.
